Bringing Easton’s largest residential project to life required a structural system that could support scale, speed, and long-term performance. At the core of that effort is a two-story precast concrete parking structure—serving as the foundation for the five-story residential building above.
TRC Worldwide Engineering served as the precast engineer for the parking structure, delivering a system designed for efficiency, durability, and seamless integration with the overall development.
While the residential building rises above, the parking structure plays a critical role both structurally and visually. One of the primary goals was to ensure the garage aligned with the architectural character of the project rather than standing apart from it.
Precast wall systems with thin-brick cladding were incorporated along two elevations, allowing the structure to blend into the surrounding façade while meeting local expectations for masonry articulation and urban design.
Although TRC’s scope was focused on the parking structure, its role required precise coordination with the systems above and around it. The garage ties directly into a three-hour fire-rated podium, supports the load path for the residential structure above, and interfaces with adjacent features such as a dropped pool structure.
Each of these connection points demanded tight tolerances and careful detailing to ensure structural continuity and constructability. In addition, the design had to accommodate varying thermal conditions between adjacent spaces, requiring coordinated insulation strategies and integration with surrounding wall systems.
Precast concrete provided a clear advantage for the parking structure. Off-site fabrication supported accelerated construction timelines, while on-site assembly improved efficiency in a constrained environment. The system also delivered inherent fire resistance, structural reliability, and long-term durability.
Equally important, precast allowed the structure to contribute to the project’s overall aesthetic—proving that even highly functional elements like parking can be thoughtfully integrated into a larger architectural vision.
