Gateway 737, a new student housing development at the University of South Carolina in Columbia, South Carolina, was designed to meet the university’s growing demand for student housing while accommodating an aggressive construction schedule.
The 750,000-square-foot development utilizes a design-build, total-precast concrete structural system consisting of more than 4,600 precast components. The system enabled long spans and open floor plans with minimal interior bearing walls, providing greater design flexibility and opportunities for future adaptive reuse.
The 11-story structure incorporates large precast, prestressed concrete transfer beams that carry loads to a combination of columns and walls. Some of the transfer beams support approximately one million pounds of precast concrete self-weight and concrete-topped floors. The use of precast concrete also helped streamline construction and support the project’s accelerated schedule.
Gateway 737 includes 311 fully furnished residential units, an elevated courtyard and pool, a rooftop terrace, restaurant and retail spaces, and an adjacent six-level, 130,000-square-foot parking structure with approximately 600 spaces. Precast concrete was incorporated throughout the development, including the residential structure, courtyard and pool framing, parking structure, and stair and elevator towers.
Beyond construction efficiency and design flexibility, the total-precast solution provides long-term durability and enhanced resilience against severe weather, creating a safe and adaptable structure designed to serve the USC community for years to come.
