Located along Providence Road, this three-story, 28,800-square-foot office building is designed to integrate commercial office space with ground-level retail within a constrained, sloped site.
TRC Worldwide Engineering provided structural engineering services for the project, which is embedded into the side of a hill and required extensive coordination with site grading and retaining conditions. Approximately 350 linear feet of retaining walls surround the building and extend partially across the site, supporting grade transitions up to the second level along the rear elevation.
The structure is anticipated to consist of a structural steel framing system with CMU construction at stair and elevator cores, providing lateral stability and durability. Exterior wall systems include a combination of metal stud framing with brick veneer and metal panel cladding, creating a flexible and efficient building envelope.
Spread footing foundations supported on native soils were utilized to provide a cost-effective and reliable foundation system. The structural scope also included site-integrated elements such as exterior stair access on the north side and slab-on-grade construction for an outdoor dining area contained within the retaining wall footprint.
